AI-powered home valuation

Know what your home is worth.

EuKreate Homes estimates what your home may sell for from comparable sales nearby and a vendor's model, shows what you may keep after selling costs, whether waiting could pay, how to price it, and the market you would sell into. It is free research for the owner, not an appraisal.

What you will be asked

  1. Your email, for a one-time sign-in code.
  2. Your home’s address.
  3. Your confirmation: I own this home, or I am authorized by its owner to research its value.

You sign in with an emailed code. The code verifies your email address, not that you own the home: you make that confirmation yourself, in the next step. Your research stays private; we never share it with an agent unless you choose to.

How it works

  1. Tell us which home

Sign in with an emailed code, then give the address and your word that the home is yours to research.

  2. We work out the numbers

What it could sell for and the sales behind it, what you would keep, and what selling now or later would mean. We check the name on your account against the owner on public record.

  3. Decide with the facts

Change any assumption, keep a readiness checklist, and share chosen figures with an agent only if you decide to.

What you get

  • Estimated value supported by comparable sales

A range, not a single number: the average of a vendor's automated model and what similar homes nearby sold for, widened when they disagree, with a stated confidence. The sales are listed with their dates, prices, distance and similarity; with neither source, no number is shown.

  • Estimated proceeds after selling costs

At your price and five percent either side, every cost itemized and yours to change, with your state's transfer tax where we know it. No agent fee is assumed: that fee is negotiable, so it is zero until you enter what you have agreed or expect.

  • Now or later, pricing and the market

What you would keep selling now or in six, twelve or twenty-four months after the costs of waiting, what each asking price may cost in time, and how the market you would sell into is moving.

Estimates from public records and comparable sales. It does not see your home’s condition, upgrades or view; a professional who visits can. How EuKreate Homes works

Your research stays yours.

Nothing about your home is shared with a real estate professional unless you choose to share it. The sharing center shows what you shared, with whom and when, and lets you withdraw what can be withdrawn; withdrawing cannot erase what a recipient already received.

Questions owners ask

How does EuKreate Homes estimate what my home is worth?
It averages two figures: a vendor's automated value model and what comparable homes sold for (similar homes within two miles that sold in the last six months, at their median price per square foot applied to your home's size). The range widens when the sales disagree or the two figures differ, and its confidence says how much evidence supports it. The comparable sales are shown with it; with neither source, no number is shown.
Do I need an account to value my home?
Yes, a quick one: you sign in with a code we email you. The code verifies your email address, not ownership, so you then confirm that you own the home or are authorized by its owner, and we compare the name on your account with the owner on public record. If they don't match you still see the estimate, but your figures can't be shared as the owner's. A home listed for sale right now can't be claimed.
Can I value more than one home?
Your account researches one home you own: the first one you value. To research more homes, or switch to a different one, contact support. Your figures and checklist are kept with your home for you alone; the estimate is worked out again each time.
Does the proceeds estimate include an agent's fee?
No agent fee is assumed. That fee is negotiable and a pre-filled rate would read as a standard, so it is zero until you enter what you have agreed or expect. Enter it before relying on the amount. Title and escrow, transfer taxes and any costs or loan payoff you enter are deducted, at your price and five percent either side.
Will my home's research be shared with a real estate agent?
No, not unless you choose to share it. Your scenario is yours alone. Anything you do share is listed in the sharing center, with whom and when, and you can withdraw what can be withdrawn there; withdrawing cannot erase what a recipient already received.
Is this an appraisal?
No. It is an estimate from public records and comparable sales to help you understand your options. It is not an appraisal, and not legal, tax or financial advice.
